Branch Hill House Redevelopment to Deliver No.1 Hampstead Residences


Branch Hill House, a historic Edwardian Baroque mansion in Hampstead Village, has been purchased for £16.4 million by developer Bentry Capital, with plans to transform the site into 50 premium apartments under the new name No.1 Hampstead.

Set on 1.7 acres of landscaped grounds, the mansion previously served as a care home for more than 50 years. A 1960s extension will be demolished and replaced with a new Edwardian-style wing. Architecture firm Stanhope Gate Architecture plans to retain the facades while redesigning interiors and reinstating select period details such as fireplaces. A newly excavated lower ground level will bring natural light into the building.

Unlike many luxury schemes, No.1 Hampstead will offer limited on-site amenities to keep service charges low, featuring mainly a concierge and 24-hour security.

Bentry Capital aims to secure planning permission by early 2027, begin the three-year construction that spring through its in-house arm Mellior Group, and launch sales in early 2028, with Savills appointed as lead agent.

Around half of the apartments will be two-bedroom units, with the mix including one-, two-, and three-bedroom layouts, plus a standalone townhouse.

Branch Hill House has a long pedigree, originally built in 1901 and previously home to notable figures including banking tycoon John Nivison, Fitton Gerard, the 3rd Earl of Macclesfield, and Sir Thomas Neave. Camden Council acquired it in 1964, operating it as a care home until 2015.

Bentry Capital directors David Ronson and Amarveer Singh Pannu say the development will deliver one of Hampstead’s most exclusive residential offerings, designed for buyers seeking high-quality homes in a gated setting without excessive fees.

Savills reports strong demand and long-standing community interest in restoring the landmark.
